Seller's market now. I get at least a dozen calls a week from investors asking to buy our home. I tell them don't call me again unless the offer is a minimum of $400,000, the home appraises at $357K, they need to pay for the hassle of moving too. Home equity is retirement for my wife when I am gone.

I couldn't care less if our home sells now, home sits on a lake, the lot behind my house has no easement to it, is in a flood plain and half of it sits underwater. I maintain the yard to the lake so I have a lake view, can launch my little johnboat to fish and I don't have to pay lakefront property taxes.

Below is a view of our home taken from my johnboat in the lake. our home is the house between the 2 tall trees in the center, the brush was a solid wall all the way across just like it is on the left and right side when I bought home. The two tall trees have been cut down since the picture was taken. I have also trimmed back more of the brush on the sides since picture was taken.

I hear ya about the market,its the same here, About the only thing stopping me is the thought of packing ,and all the hassles that go with moving.

Exactly... I have physically moved 25 times not counting the military, I am tired of moving and I am older now, my last move was from Missouri to Florida 21 years ago even harder to do now as I have more stuff to move. It is almost as much hassle to move across the city as it is across the states.

71/48 is our temp for today, cools off Sun night, Mon morning to the high 60s and low 40s then warms up again here Tue, end of next week is low 80s, mid-60s.

TH, Nice set up yep don't see any reason to leave an idyllic site like that. We bought our place in 1985 for $69,500 and we're about 500 feet from the lake with parkland the whole length of Lachine which I walk almost daily. Get to see ducks, Canada geese, etc...in the middle of the city. Current market is close to 10 times what we paid likewise no need to move it's a nice insurance policy for the missus also.
 

As some of you must have figured out I love garlic....tonight we sorta cheating and having a frozen store bought pizza but generally I grate up extra cheese. But a little twist tonight I'll chop up a few cloves of garlic and saute it first then spread it on the pizza and spread the additional cheese on top. I'll whip up a side salad topped with marinated peppers and some marinated artichokes. Should be tasty!
