I'm not sure there's any way to tell whether the gun is real or toy with all the corrosion. But either way, it's a very cool find!

I’m not an expert on antique firearms, but the grip scales of an old (real) pistol would likely not be metallic, I think, based on old firearms I’ve seen.

Based on that I’d say toy?

I could be totally wrong though.

Wondering if it’s an early cast iron toy. Think people who lived here were gone in 30’s or 40’s
 

The way the frame is angled by the trigger and guard reminds me of a colt and how the trigger guard is so far forward in the frame makes me thing this is a toy cap gun. Like a Halco or Hubley.
 

Whether or not the cylinder appears to be a separate, real cylinder or a cast part integral to the frame might be another clue.

There will be a gap between the cylinder and the frame somewhere, on a real gun, while a cast copy might just have an appropriately shaped panel.

It is a super cool find either way.
 

I think toy because the grips on a real gun are normally wood.
 

Here's a few older metal toy gun examples.

Looking at the trigger of your recovery it seems that it's molded right with the guard. Especially the round casting dot that is on that area.

The cylinder looks to be molded with the frame. I’m guessing a toy.
 

For now, until you get it cleaned up further, I would judge it by the weight. Heavy, it may be real, if its light I'd go with toy. Either way, they are fun to find.
 

MisterHelix nailed it pointing out that the grips are rusty. Definitely a toy, and a very cool find, congrats!
I would have thought you would have an electrolysis tank set up by now with all the rusty stuff you find.
 

It is a toy but wish I could read the letters on it. Unfortunately unless I see a picture that looks exactly like it I won’t be able to date or identify it. Was fun to find thou
 

To rusty to tell so far. If it is real then it is 22 caliber. Went exploring two terraces below where we originally found a pile of various metal items. To my surprise more stuff down the hill than I thought. Good luck everybody.
