I'm no authority but hear and see a glimpse now and then at mold.
Structure exposed to the elements and even if it has enough integrity to repair , mold can ruin that idea unless stripping it down and remediating.

Real estate pics (past pre recent storms) showing a ceiling fan with sagging blades halfway down thier spans...It's been slightly humid.

The delays in trying to resolve a claim and then locate a contractor combined? Well odds are the average is going to increase delay.
