Getting permission from landowners

HEre in CT almost all creek front is bordered by private property or state forest. I found what looks like it could be a sweet spot on a local 'river', and that sweet spot is a small parcel of private property bordered on 2 sides by state forest. It is not far from the old cobalt mine which is said to have some very high concentrations of gold in the quartz rocks. There is no home site. But I can see where the access road comes off of a business on the main road.

1. How do you approach landowners about accessing creeks from their property, &
2 what details are a must in such an agreement other than the obvious 'leave it better than you found it"
